Lake Home Builder at Rough River & Nolin Lake, KY

Grayson County has two of Kentucky's favorite lakes. Rough River Lake stretches past Falls of Rough and Rough River Dam State Resort Park on the north side of the county, and Nolin Lake sits to the south, about a dozen miles below Clarkson. Whether you want a full-time lake house, a weekend cabin or a place to retire, Goff Legacy Homes is a licensed and insured custom home builder based in Leitchfield, and new homes are the work we enjoy most.

Lake lots are rewarding to build on, but they come with their own challenges. Here is how we approach them.

Lake House and Cabin Designs

Most lake buyers want the same few things: big windows toward the water, a covered porch or deck for long evenings, open living space for family and guests, and plenty of storage for gear. Some want a full-size lake house with a walkout basement. Others want a simple cabin they can lock up and leave between weekends. We design around how you plan to use the place, now and later.

Building on Waterfront and Lake-View Lots

Lots near the water can be steep, rocky or wooded, and that shapes the whole project:

  • Slopes: sloped lots are a natural fit for walkout basements, but they change the foundation, retaining needs and site work.
  • Views: we place the house and windows to make the most of the water, while keeping sun, wind and privacy in mind.
  • Drainage: water running downhill toward the lake needs to be managed around the foundation and driveway.
  • Rules: shoreline areas around both lakes can have their own restrictions. Check with Grayson County planning and zoning, and with any lake or property authority that applies to your lot, before you plan.

Getting Access to the Site

On many lake lots, the hardest part of the job is getting there. Narrow roads, steep grades and tight lots affect how concrete trucks, lumber deliveries and equipment reach the build site. We look at access during the first visit and plan the driveway and staging area early, so the build does not stall later.

Utilities at the Lake

Many lake properties rely on wells and septic systems. If sewer is not available, talk with the health department about perc testing and septic permits early, because soil results can affect where the house can go.

Frequently Asked Questions

Do you build lake homes at Rough River and Nolin Lake?

Yes. We build lake houses and cabins around Rough River Lake, Nolin Lake and throughout Grayson County.

Can you build on a steep lake lot?

Often, yes. Sloped lots can work well with walkout basements, but they need careful foundation, drainage and access planning. We walk the lot first.

Can you build a weekend cabin instead of a full-size house?

Yes. Some clients want a simple cabin they can lock up between visits, and others want a full-time lake house. We plan the size, layout and storage around how you will use it.

Can you add a covered porch or deck with the view?

Yes. Most lake homes we plan include a covered porch or deck facing the water, and we can design it along with the house.

Are there special rules for building near the lake?

There can be. Check with Grayson County planning and zoning and any lake or property authority that applies to your lot before you plan.
